If you’re not charging for “convenience,” you’re leaving money on the table. Tenants expect perks, just make sure they pay for them. Being a landlord is a business, not a charity.

Good idea. I know someone who puts the rent up by the % increase on the increase of the HOA fee

currently tossing up between staying at a global company (who is in the process of some positive changes) with an amazing manager who supports my career and flexible working … however comes with the inherit issues that come with a long standing global company

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins.
