What do your closing day 8+ hour billing entries look like? I feel like it’s either a paragraph of text or “attention to closing” with no real alternative.

We’re normally billing via the closing statement so my clients don’t really care about the bill entry. YMMV. Always ask your partner when in doubt about billing entries.

I freely write "attention to closing" for a 12 hour time block.

This depends on the client/billing partner. When I hire outside counsel (which is rare) I wouldn’t have a problem with “attention to closing” because I know exactly what they’re doing and how much it should cost. Being too detailed can actually be a bad thing—unless you’re a bankruptcy lawyer whose fees are scrutinized by the US Trustee, but that doesn’t seem to be OP’s issue.

It depends on the client and circumstance, but "attend to closing matters" whenever I can.

I’ve used “Attend to closing” for over 20 years and never been questioned (primarily lender side finance, so one liner bills submitted to the title company, usually in advance of closing, to be paid by the borrower at closing).

We are looking to file something like an injunction injunction to stop a property sale. The property is owned by a sister and brother. Brother is deceased so it passed down to his children. The heirs bad no idea the aunt is trying to sell. Can we file some type of injunction?

Anyone live with a general plat exception rather than insisting upon the title company specifying the matters on plat which constitute exceptions? This deal is in Source Carolina, but I don’t think the title company is pushing back because of any state law issue. Pro se plaintiff, an attorney, filed a complaint alleging mold defects after closing on a property. Client, layperson, may have agreed orally to a settlement amount without proof of damages prior to filing appearance and obtaining an attorney. Client filed appearance pro se, then plaintiff sent over a draft settlement agreement few weeks later which client didn’t sign. Client then got an attorney, filed answer, etc. Can this oral agreement be voided for coercion, indefinite mat’l term, etc?

What’s a reasonable fee for title/survey review, review of existing lease, preparation of closing docs and effectuating the closing process on a $3M triple-net property? Have a client who was incredulous over our bill; there were no major hiccups in the deal and the title was relatively clean.

Over a year ago, I lateraled from a firm doing mostly land use/development to a volume lender debt finance practice. By volume I mean I’m on 15+ deals a day. I don’t think this is for me….anyone have any other CRE practices that they enjoy?
