Why do sellers still pay such high commissions to real estate agents when most of the work, like listing on the MLS and hosting an open house seems minimal? I can’t help but question whether the value matches the cost. And I've been wondering about this even before the crazy house prices today, where a condo is 900K.

100%. Realtors are the most overpriced service provider. 90% of a realtors time is spent trying to find clients. Actually helping a client buy or sell a house is less than 10%. There’s such a low barrier to entry. Anyone can be a realtor. Let’s say you are a realtor and buy or sell 10 houses a year. That puts you in the top 10% of realtors nationally. If the average transaction is $700k, you make $175k, some large amount of which goes to your broker. My last home purchase took probably 10-15 hours of my agents time. Let’s say the average is 4x that. 60 hours. On the selling side, let’s say the agent spends 30 hours to sell a house. If agents do half buying and half selling, that’s 450 hours. All the rest of the year is just trying to find a client. And that’s for a top 10% agent. Real estate agents would be best served by raising the barrier to entry. If there were 60% fewer agents, the system would be so much more efficient and agents could charge less.

I do see the value in pricing strategy, negotiation, and deal management, but I think a lot more sellers are starting to question if the fee structure still makes sense today.

I mean unless you have a really unique property zillow / redfine do this for free and are like 96% accurate

So how do you address this as a seller? Negotiate fees with your agent / put limits on what youre willing to pay Buyer agents?

I'm a depressed 32 yrs old single with 8 YOE. Last drawn CTC was 5 LPA even after switching 5 companies.
When I see Ppl with 18LPA or 23LPA with 4 or 5 YOR, I really feel my gut wrench with sadness wishing I had that CTC.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending.
