The first place I owned, I rented out a room where I lived (this was back in 2016-2017) and made around $1200-$1500/month. It was nice extra disposable income but not worth the headache of dealing with people, their messiness, and general lack of other people’s (my) time. Some people would get in around 1:00am even after texting and calling them to confirm their time. Some people left weird stains on the floor/carpet. Some people left the room very smelly. It was just sort of a head ache in the end and not worth my time.
Exceeding expectations was anyone leaving the place clean with a good review. Biggest disappointment was someone staining the couch ALL OVER, leaving trash everywhere, leaving the kitchen dirty with food scraps everywhere.
Guests that are a bunch of whiners and complainers
95%, but need to come down because target should be 80-90%.
I know I am charging too low in some cases. Just need to crank out a better pricing strategy!
Remember don’t shoot for 100%. Better to charge more and be at 80-85%!
For me it was worth it and I had everything automated (check in, check out). I rented my entire place so I’d never have to coordinate timing with the renter. The biggest surprise was people simply not putting things away or leaving trash out (like on the counters and tables). For whatever reason I was expecting people to think of my house as if they were a guest, but def people think of it as a place where they don’t have to do anything (makes sense. They’re paying). I’m currently saving for a place I can Airbnb again. I liked the income and I like seeing my great reviews build.
Roughly 7k Net per month with a few properties.
Exceeded Expectation- How raising ADRs actually led to better quality guests and reviews.
Biggest “dissapointment”-
Reality of the time it can take to automate staging a property (end to end set up), cleaning, maintenance, and pricing (via Price Labs). It’s also an ongoing process. Will be accepting big tech offer so I have more time to grow. Also how costs can add up via furnishing.
If you are going to get into this be ready for some painful nights/weekends haha and best of luck! It gets better after the first 3-4 properties.

Very helpful. What’s your average occupancy rate across your properties in a year?
