I ran one up until about a month ago - temporarily taking a break due to Covid surges.
I think location is always very key - if you’re not in a hip area people want to vacation in, then you need to get creative with how you market yourself.
For example - I live in Westminster, a not so sexy city north of Denver that nobody thinks of when they think “let’s go to colorado!” On top of that - I rent out my basement, which does have its own entrance - but it’s a house in the suburbs, not within walking distance to much. Actually - you can walk to 2 hotel chains from my house lol. But you have to work with what you’ve got 😉
So what are my pros? Why would someone rent my Airbnb? I happen to be very nicely situated between Denver and Boulder, so while I may not have a hip studio downtown - people who want to visit both during their stay may choose the convenience. I’m in a quiet and safe neighborhood - that often appeals to families.
Anyways - all of that to say, work with what you have and focus on the selling points. My listing title focused on being halfway between Denver and Boulder and we’ve had pretty constant bookings.
Other tips: be flexible with your booking. We ended up turning on smart pricing because I researched it and realized that those listings were purposely getting surfaced more. You likely will book more often if you do that, but at a lower nightly rate. At the end of the day it made us more money to be booked more often.
Provide key small things that help edge you out over similar listings: like a fancy coffee machine, a desk for a working traveler, access to Netflix or streaming channels, etc.
If you can’t do it yourself - hire a professional photographer. Some effort to style your place and take great photos goes a very long way...many people book by aesthetic at the end of the day.
And finally - given the current times - STRESS cleanliness on your listing. Get that silly cleaning badge Airbnb is offering if you take their quiz. Help people feel comfortable coming to stay by showing you take their safety seriously.

I do. I’ve learned a lot from the Airbnb hosts community on reddit. Also if it’s a full time listing (mine isn’t) you should pay for one of the dynamic pricing services.
I don’t run any but from a renter perspective lm attracted to properties with well lit photos, looks like the owner made some effort in making it a nice space/design, and has a cute name. Adding a signature bonus (like chocolates or a unique home feature) are always nice to see when I read reviews. Just a small low cost way to show you’re trying to make it a nice experience.
