As someone with a 2400sqft 2 level 5br home, I prefer having 2 levels. I’d say it depends on the cost, my home’s Zestimate is $730k on a 4000sqft lot. I’m sure in a LCOL area you can get way more house for less.
They both are honestly. You’d think people would more prefer 2 story but the single story houses go FAST. especially for people who are getting older.
We outgrew a 3 bedroom very quickly with 2 kids.
Why would anyone ever want a smaller house with fewer bedrooms if they had the choice? Cost aside of course.
You must never have had to clean after kids, cool or hear a large house. Try it.
A 3 bedroom home was too small for us and we don’t even have kids yet
Ah, we have guests sleep in the loft on a blow up and only use one of the bedrooms for an office

Our fam of 4 we have 4000sf with 5 bedroom + office. 2 story (no basement) During Covid it was nice to have space to spread out. I’m happy with our house, but honestly don’t use our dining room much. What about the yards? How old are your kids? 3 bedroom would be too small for us. We have ine guest bedroom one bedroom is fitness center, office is office.

Depends on the size of the lot. If you have a half acre or more I would do single story. If the lot is smaller than that I would do 2 story to preserve yard.
Ok… so… ranches are valued higher because all the square and cubic sqft you lose in the stairways, landings, and additional hallways in split level homes can be distributed to bedrooms, bathrooms, closets and other rooms. Sub level and homes with basement have square footage that is not as valuable on the sub level… the best bang for your buck and your knees is always in a ground level, one story, ranch. Good luck!!
4300 sqft 2 level without question. Gives room for home offices. I bought a 3600 3bed but knew I could do a reno within 2 years to make it a 4200 5 bed. 3 bedrooms was rough with both of us WFH and needing to use one bed as an office.
