You’re going to have to see what builders in your area charge for per sq ft for construction. You can probably find local builders on Facebook by searching “your city real estate investing.”
I’m in Texas and I invest in a lot of new construction for buy and holding and I typically pay around 105-110 per sq ft for construction but like I said that is going to vary a lot across the country.
It is really market data driven

No - it can be so location dependent and there are many factors. We just finished construction and ours was $335/sq ft. Northeast so pricier and on pilings because waterfront which also is pricier than a regular foundation.
