For those of you who experienced 2008-2010 how did you know when the recession was "over". What were the signs for you personally that we were in a recession vs how did you know we made it out.


Obviously there's the news and the generally accepted definition of recession, but I'm looking for personal/ antecdotal perspectives here.

How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?
