Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

In the last two year I’ve gotten more and more into alcohol free beer. The selection in my country (Europe) is still small and mainly driven by the big brands (e.g. Heineken). My idea is to start my own small brewery which only produces alcohol free beer as a bit of a pendant to the booming local craft beer industry. I was brought on a project to assist procurement and ap with their transition to new erp. However, I see many issues that get brought up to me in meetings around more strategy based work or process changes that are not in scope for my project. I’ve been on the bench with less than 10% utilization for 3wks now. I’m a first year and the past month has been slower with not many new projects coming in. Has anyone done or know anything about the Army Congressional Fellowship Program (ACFP)?

I am a traditional reservist so I never really used military benefits before, but could use advice here.

I am currently renting and my lease is not up until October 2021, however I found a good deal on a home and scheduled to close in June 2021.

My landlord will not work with me to end the lease early, so it looks like I will have to double up on rent and mortgage through the summer.

If I went on active duty orders, can I use those orders to break my lease early without penalty?

For those of you who got out at 10, do you wish that you rode it out to 20? I’m at a crossroad and I’m not sure what to do. Have some active/reserve time, wrapping up graduate school, and am now considering either a) come back to the business world or b) go active and retire before 50 and live off a nice pension. Obviously there are draws to both. I’m an officer for what it’s worth so I can realistically retire at O-5, MAYBE O-6.

I pivoted into tech two years ago. I'm making good but not great money.

Anyone else in that same situation constantly consider going into the reserve or national guard?

It's like a weekly thing in my head.

On the one hand: more money and better medical, small pension @ 60, TA, etc.

On the other hand: it's the reserve.

Decisions, decisions.
