How do I deal with contractors who keep having life events conveniently happen? I’ve had an electrician get halfway done and have his dad get sick. A drywallers dad died. Another drywallers dad “fell off the roof”. All within the span of 1.5 weeks.

I’m 95% sure these are just excuses, so how do I handle them? Otherwise I guess im an asshole

Really looking for a way to turn around a toxic building culture with staff to staff bullying, cliques/social isolation, hard feelings on big topics (racism, non acceptance of gender identity). Last year the staff polarized with the lead bully whom I helped leave. And the lead gossip (who was my secretary) that gained their sympathy and turned them against me. She also left. Now I need to regain trust and eliminate unacceptable teacher behaviors. Open to any and all advice.

Been asked by a client to apply for a GS14 term position but I have a few questions/concerns.
1. Current salary is 140K with ~10K variable comp. If I wanted to at least match, it would require me to be in Step 5/6— is that possible/likely or would I have to start at Step 1?
2. How often have you seen term positions converted to permanent? I’m considering turning this offer down due to this.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Is it better to have SFH for monthly cash flow or passive MF deals through a private syndicate?
