A 2 bed, in decent location, no kids but a lot of family who will visit. Agency fees are less than half of the rental. We have a place now for 3000, gorgeous one.. plan would be to have it for a year and enjoy the city and then probably move out into the sticks to save some cash!
I think you can easily arrange your own rental. Keep scoping out appartments on funda and start replying to them. If you can miss the morning and want the convenience, sure, an agency might be for you. But you're leaving money on the table that you can keep in your pocket with a bit of effort.
I’m interested in also knowing. Thinking about going to NL for a bit too. Where are you transferring from (country or city)?
From the Middle East.
Im in touch with multiple real estate agents this morning who told me 2500-3000 with this salary is about right and they said it could even go up to 3500 - can’t justify that much on rent so looking slightly outside of the city.
Mega housing crisis there, however, within this bracket it’s achievable… try Relocify, they’ve been good
Kids? How much do you need? Sounds like the agents are making a hefty cut on this. Check out rental properties yourself on funda.nl
Why did you move out from the Middle East?
At what level do you get 8000 net per month? Are you under 30% ruling?
Are you working in Amsterdam? Or do you have the ability to work remotely? I'd suggest looking a bit outside the 5 major cities (Amsterdam, Rotterdam, The Hague, Utrecht, and Eindhoven) and looking into places like Laren, Blaricum, maybe Hilversum, Haarlem... a little further is Leiden. These are all reasonable commute times to Amsterdam (less than an hour), have some charm to them, and may make more sense, after taxes, for your budget.
I just read your $8K income is NET - you're in a good position. I agree with the other poster I wouldn't spend nearly half the month's net income on rent. I do, of course, but I don't earn nearly as much as an entertainment photographer also hoping to relocate to the NL on a DAFT visa before the end of the year. My battle's ALL uphill.
