I want to sell my house but there seems to be water damage and I’m worried someone will lowball me, what should I do?

I previously maxed out my traditional 401k
I have about 40k

Once I learned more about retirement, I then stopped contributing to traditional 401k and started maxing out my Roth 401k

Most people talk about NW from a present/past point of view (e.g. How much I'm worth, how I got here).
I think it's important to be sure to do forecasting on your future net worth too.
It helped me immensely to visualize the compound impact of my investments.
Also, it helps you to run scenarios (e.g. What if I start saving 100/month more, what if I buy a 60k car) and get a feel of their impact on your future financial situation.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?
