I bought my first section 8, and honestly if you vet your tenant right I don’t think it’s a bad way to invest. You’re helping give housing to low income folks and making a decent return. It really really really depends on your tenant though.

Section 8 can work well as long as the payment standard in your area aligns with your property’s rent expectations… the guaranteed portion of rent is appealing to some investors.

For me personally… I prefer having full control over pricing and tenant selection… but I see the appeal… especially for investors with stable units in strong rental areas…

Working at a boutique transactiona firm. First year did not receive much guidance and made a few errors, one of which could have been a deal but ended up being fine but overall I worked hard, billed hours above target and showed a willingness to learn. Three main partners in the group.
