I have a tenant to whom we gave a 60-day notice that we are not renewing her lease. (Lease and state law say only 30 is required.) Shes threatening to sue us, etc., clearing having no clue that she has not a leg to stand on. Why do people make their own lives more difficult this way? If she overstays or doesn’t pay her rent we will evict her and then her life gets MUCH more difficult, while for us it’s a minor inconvenience.

The PSA I didn’t know I needed. Thank you for sharing!

funny

Most propel are emotional and irrational. The quantitative part of real estate is mostly picking the right purchase price and calculating the right rent. Everything else is knowing how to manage people (tenants). Try to talk to them on why they can’t move out. If it’s reasonable, try to figure out a solution. Ultimately I would try to buyout my tenants prior to eviction. It’s usually cheaper and less time consuming than hiring lawyers and going to court.

I agree with the other poster, she might be wrong but still easier to try and work with her than go to court with her. You would win in the end but she could drag it out a while and just make things more difficult in general for you.

Oh, and she’s accused us of stealing her Amazon packages! 😂

I don’t know maann. I wouldn’t say it’s a minor inconvenience for you. She could turn around and trash your place (break windows and go bat shit crazy)—-people in these situations are capable of anything. Definitely wouldn’t consider it a small Inconvenience to you.

I sold my rental property after dealing with very annoying tenants. They also wrecked the carpet in the bedrooms, so that cost me a few grand to fix. It just wasn't worth it to me.

This is illegal in most states

like

this is why I don’t understand why people get into the landlords business

Out of curiosity, why are you choosing to not renew her lease?

She’s a nightmare. Accused us of stealing her stuff. Constantly arguing with other residents. Just not worth the trouble. I can get rent $ from someone who’s less trouble.

Lol wait until you find out how hard it is to evict someone

It’s maybe not as bad now, but where I live, with eviction moratoriums + backed up courts 2020 - 2022, the process took forever

Ok so I was carless -- I was assembling my new bed frame and one as I was grabbing one of the long parts; I set it vertically and my fan was on and hit the edge. I literally just moved in 5 days ago and I already scratched these pristine fans, I'm irate and I want to fix it.
Is there any kind of paint. or is there a way to polish it so it doesn't look as bad :(

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
