I want to buy a house that I eventually want to turn into a yoga studio. How can I do this, and what are the things I need to look out for? I haven't ever worked with a realtor before, and I feel like I wouldn't know how to have the conversations. Any tips for a first-timer like me?

Your biggest issue is zoning. You need to look up your city's zoning ordinances and figure out where you csn operate a studio. When asking realtors I would mention this and ask if they have any experience reviewing zoning ordinances.

I’ve never seen a zoning code list “yoga studio” as a permitted use, meaning that you’re more likely than not going to have to look at the permitted uses and their definitions and come up with a creative way to fit it into there if you want to have a home occupation that allows guests to travel to and park there. But I stand by my point, I would not trust a realtor to make those determinations for me.
