If you own a condo that you want to rent out for income, is it better that the buildings that are under construction around you are apartments for rent or condos for sale?

I’m assuming if they are condos for sale, your home value would decrease and rent value would increase and vice versa if the other way?

Have any of you worked in FM and then started practicing HIV medicine? I am working toward an AAHIVS credential, but am wondering if I need to leave my current practice vs try to incorporate treatment where I am. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

Is it better to have SFH for monthly cash flow or passive MF deals through a private syndicate? Looking for experiences/opinions on A/C options for old houses. E.g., high velocity ducts vs ductless mini splits. Seems like mini splits are way easier and possibly more effective...but seems like an eye sore. Or... is it just what a contractor thinks will work given your house? Curious what everyone thinks!
