Your best advice is finding a RE investor and partnering with them to do JVs. I'd post in some of the Facebook investor pages.

Go to save some money or/and find a partner. Any deal will look like an imbalance to you, but, you are bringing no capital to a deal. I did a deal with a tradesman acquaintance who worked on a small reno and their equity in the deal was the agreed labour they didn’t charge (weekend and evening work) with some small percentage of profits.
