That’s a hard one with $20k. Most real property investment will require 25% down, not counting closing costs, etc. especially if you want passive income. (Secret here, real estate is not really a passive income thing if you own your properties.) but is this going to be a full-time business? Part-time? It really depends on how much effort you want to put into it and what you like to do. I know some people who started affiliate marketing with considerably less than 20k and do very well. Not a business I’d be interested in though.

I’m not sure how much a hot dog stand costs but it may be in your budget.

I'm sure it's a serious question, but my guess is there's no answer to satisfy you.

The hotdog stand is legit. But I'm guessing it's too much work and not enough profit.

Etsy shop, landscaping business, painting business, etc.

Whatever you pick, it will be TOUGH. Otherwise everyone with $20k would make it big.

Yet to research further but I have heard that drop ship business as a seller on Amazon could be profitable for a niche product. Investment is modest upfront (ofc depends on the product), establish as a great seller on Amazon marketplace, have affiliate websites to bring in customers and spread word about your product and then fulfill orders

Goals:
* Own a home in a HCOL
* 2 kids (eventually)
* Retire at 50 on $125k/year.

Envelope math:
* $125k/year would require an investment portfolio of ~$3M.
* Targeting a $2M home (split with partner)
* 2 kids - $1M to raise both (including college fund, split with partner)
* $500K buffer for unexpected expenses
* 33% tax

Therefore, 6.5-7M retirement savings needed. To hit this (assuming 6% return after inflation), I’d need to save ~$110k/year.

Hi! I need to give indexes and I compare -322 with 5. The formula I use is iferror(-322/5*100) but the index I get is -6399. This is the only account with that strange difference. Is there something I am not seeing? Because I approach all of them in the same way.

I have a LOT of credit card debt. It has just grown over time and I can’t find my way out. I’m considering debt consolidation, specifically a company called National Debt Relief which seems legit but I’m just so hesitant because I’m scared to make my situation worse. Hey all newbie here. My husband and I are living that Double Income No Kid life wanting to (Financial Independence) Retire Early.

Potentially dumb question here: I am starting law school soon and will not be employed (net income of $0 assuming I don’t get a good summer internship next summer). Do you have a set $ you save every month? I'm 27, I've been tracking spend since 2020 and my $ saved has very strong variances MoM. If we consider 2021 a more "regular" year, I varied from $600 saved one month up to $3.2k in another (though that was partially due to a job change)... It's not affecting my overall saving % (was 46%) but wondering if I should try to even it out a bit more?
