Are you currently in Austin? Personally I think the discount to be in round rock vs Austin isn’t worth it anymore. If you don’t want to be in Austin proper I’d just look at a different city entirely

Choose a place to live based on where you plan on spending most of your time away from home.

If you work in downtown Austin, you’re going to loathe living in Cedar Park or Leander - especially if you don’t have a WFH option. That drive from downtown up Mopac out to 183 North is a major pain the rest in the evenings. Not much better the opposite way in the mornings.

Both areas were once considerable cheaper places to live, from a home buying perspective. That’s no longer the case.

You really need to spend some time in Austin figuring out where you want to be before settling into a place.

I disagree with above comments. Being in cedar park or Leander is a 10 min drive to the domain which is a great area of austin. 20-30 minutes to downtown and 30-40 from the airport. Definitely just as nice as being in austin

Go to Houston. A lot cheaper than Austin, better food and much bigger. Just make sure you live in the inner loop (in the heights, Montrose or midtown depending on your age).

I’m in Leander. It’s considered MCOL here but I’ve seen some similarities in pricing to other HCOL places I’ve lived. Housing prices have spiked significantly over the last five years or so but have come down a bit since then. When I was in the market for a house, I didn’t see much of a pricing difference between Leander and Round Rock - I think it’s because both are relatively close to Austin which tends to drive affordability of housing.

Cedar Park and Bee Caves/Westlake are probably the most expensive as you branch out from downtown.

Dripping Springs, Leander, and Round Rock are next.

Then you’re looking at Pflugerville and Manor.

Then you’re not even close to Austin imo but people have branched out into Hutto, Taylor, Georgetown, Bastrop, and Kyle.
