My husband and I want to buy a condo in Chicago in a year. We are close to having a down payment plus closing and emergency funds in a HYSA but are still a 8 months to a year away from buying. I feel like we are losing money by keeping it in cash but it is the safest option. Is that true?

Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Are there any debt consolidation options for a professional family man with a decent credit score, who's let high interest credit card debt get out of hand? I get the mailers that entice with a low advertised rate, and then the offer comes back at something slightly less than what I am already paying.
