Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

For what it’s worth we were quoted 6.25% today for 75 day lock with 10 percent down. It feels high AF 😭

Why would you ever want to rollover your 401K into an IRA? It seems like doing so would essentially prevent you from successfully being able to do a IRA to Backdoor Roth IRA conversion due to the pro-rata rule. Am I missing something? Wouldn’t you always want to just rollover your old 401Ks to your new 401K?

However, I heard many firms, particularly MBB, have hiring windows in August, so applying later would hurt my chances. Is this true, and if so, when should I apply? Friend of mine was supposed to receive an offer (told verbally) from Deloitte and then just found out they are pausing on hiring the role. How common is that? Seems wildly unprofessional that none of the partners called and instead it was the recruiter conveying that news. At McKinsey, if that happened, the head of the practice or the office would personally make the phone call at the very least.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?
