Brisbane hotels - Hilton or Sofitel?
Thought I'd share another leadership opportunity, this time for industry leaders in the Tech & Digital sector. Would love to connect with anyone who is a senior leader (MD / SVP) with deep experience in this sector alongside leadership experience in a TA / Growth or Client Relationship environment. Amazing opportunity to further establish and grow our presence with global leaders in Tech.

Yes because it’s the most expensive room to renovate and where family/friends tend to hang out
I only own a property that I rent out, last year I spent $15k. From that experience I learned that to make my dream kitchen I would probably have to spend $30-50k.
Nah, location sells the house. I like to renovate the kitchen (and bathrooms) to my own taste anyways.
Totally. You can always fix up a bad kitchen, but you can’t do anything about the location. Sure, all things are equal, buyers that want turnkey will go for a house with a better kitchen, I can see that.

I think that mythical USP has been driven up by realtors and the likes of HGTV.

I literally cook dinner every night for the 4 members of my family.
unfettered ocean access with no fixed bridges on the canals sells the house. couldn’t care less what the kitchen looks like as long as my boat floats in my back yard

FWIW, I read your first comment again. It still says “unfettered ocean access with no fixed bridges on the canals sells the house”. So idk, off I go 🤷🏼♂️
I agree but I spend most of my time in the kitchen, we hang out at the island, I cook a ton and my family always ends up in the kitchen. We moved two years ago from a house that had a kitchen I really loved to a house that needs a full reno and I miss my old kitchen everyday!

Nah, I don't really care about the kitchen. Functional and clean is all I'm looking for. Living room / family room are more important to me.
Any house on a quiet street in a safe neighborhood with walkabilty, nature and culture nearby will sell. But if you’re stuck with none of the above, a nice kitchen can go a long way to attract buyers. Vent hood vs microwave over the stove is an upscale look. Microwave drawers are the way to go. Young people are talking induction vs gas now.

Yes. That and the master bath
Owners/Realtors sell the house. Boom. Next question.
I have 2.5 reasons I’d buy a new place. First is better, bigger kitchen. Second is another bath. Last (half as important to me) is gaining a garage.
1. Mortgage rates. 2. The condo I want is about $150-200k more than the condo I own. I had a lot more purchasing power early pandemic… started seriously considering a change after refinancing into 3.1% and then saw rates keep going down… and now they’re up and my property value dipped a bit. (Also areas I was considering have increased homelessness and crime now post pandemic).
Now another question: say the kitchen is a disaster. Is it better to half-ass renovate it or just take a discount/buyer’s repair credit on the purchase price? Same with bathrooms. I really would like to hear anyone’s thoughts on this.
Depends. I just bought a house and saw some awful new kitchens that I would have to gut renovate. The seller wanted a premium for their “update”. Needless to say I never even made an offer on those homes.
Square footage sells houses. Most Buyers don’t understand (or underestimate) the cost to remodel.
Not exactly.
The kitchen an expensive room. Therefore one that’s done to a spec the buyer wants or at least finds acceptable, that’s that much less money they need to eventually spend in remodel.
Master bath/suite as a whole, family room… who is your target customer and what do they value? Different from one place to another.
