Landlords: do you make prospective tenants apply / pay fee or for background check BEFORE allowing them to tour a rental? We have not in the past but may start, as we think one of our current tenants (she’s being evicted) is fucking with us and scheduling bogus tours, etc. What do you all do?

No, because if they don’t like the house for some reason, it just burns money. I don’t make money or benefit from a background check fee, so I have no reason to charge it to anybody who comes along.

What I have done that has worked well is create an “interest” form on Google, and allow the prospective tenants to self fill out the form. From there, I ask the top 4 to 6 applicants to come see the house during an open house window, and if they are interested, I’ll have them apply in the order that they originally applied with interest. That has gone over well as I can pre-screen for qualified applicants, and I’m not just charging fees for the sake of charging fees.

We have considered that due to people not showing up to scheduled tours. I know another land lord who to a refundable deposit for the tour, $50 and if they show up they get it back. Our property manager will also take applications despite maybe not having units currently available to help place tenants as availability opens which has done well.

The value is now over 400K and I have an equity of over 150K. Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.
