Figure out how much you will save each month vs your costs. Will you be in the house longer than that? Then yea. Probably will be a yes if you plan on being there more than 2 years and shop around for a good rate with low fees.
My personal preference is to payoff the home faster and align to your strategy of paying extra towards the principal every month. A 15yr refi should get you a hefty discount on your rate
With good credit, your refinanced rate would probably be close to 3%, maybe a little higher. Might save you some money in the long run. But it depends on the math. Do you have a specific use for the equity you’d pull out? That’s a question that would need to be answered for a better assessment. Run the numbers for what your savings would be over the tenure of the loan versus the fees you’d pay to refinance. And don’t forget about the opp. cost of investing that fee money instead. With a rate that low, it’s likely not that worthwhile unless you have a plan for the equity you pull out
Thanks guys/gals!! So some more context: I don’t plan on pulling any money out, home is valued about 700k, we plan on staying here for the foreseeable future (pretty set on it being a forever home). The lower mortgage rate will basically mean I’ll put an even more towards my principal. Currently I’m paying 500 more towards my principal every month. Thoughts?
Sorry I was just saying on the refi. I agree that throwing an extra $500 at the house right now probably isn’t best use of money.

Let me know if you’d like me to just run some numbers for you and see if it makes sense. I’m a lender and can make some estimates based upon approx credit score. Shoot me a message if you are interested.
you may benefit from going to a lower rate, but your biggest benefit would come from going to a shorter term.... 15 or even 10 year.
