Large investment opportunities:

New to this bowl but thought I’d put myself out there. I’m working on a couple of big projects that needs investors if someone knows of any or works at big funds.

One is a new project for apart-hotel that is still to be built, client has an LOI from hospitality company but needs an investor to come as a partner at 90% or buy the whole project - project will cost about 100m and looking at a 11% cap rate.

Also have a portfolio of new Class A industrial assets

Did anyone have an opportunity to make a career pivot but turned down the opportunity, and regretted later? Or was an absolute right decision? I have an opportunity to switch careers. I’m already in a good role (managing an analytics team at an established pre-ipo tech firm) and started here 5 months ago. But I’m wanting to try something else (product management). I got an offer from a startup to try out the role but am scared I might fail at the role or the startup (series A) will not do well

Anybody have any feedback on what it's like working in product at Zillow? I see good reviews on sites, but interested in how the product organization is run.

Hi everyone! I’m a young professional right out of college getting into investing and personal finance management. Trying to better understand and educate myself on personal finance and investment strategies. Can someone recommend some recourses (books, podcasts, experts to follow, etc.) where it’s clearly explained for beginners? Trying to make sense of 401Ks, Roth IRAs, emergency funds etc.
Like I’m looking for someone like Dave Ramsey but for investment and money management advice.

What are your thoughts on invoking the rule of sequestration at a deposition in a case in state court? I have heard some attorneys argue that it is inapplicable, while others have argued that it does apply.

And does your answer change if the "extra" person is adverse to the deponent? For instance, a corporate plaintiff having two reps at the defendant's deposition.

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

What books would you recommend I read?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.

First in family to get into something like this.

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

Has anyone used Loan Cabin to refinance? They seem to have the best rates.
