Hi everyone! I’m a young professional right out of college getting into investing and personal finance management. Trying to better understand and educate myself on personal finance and investment strategies. Can someone recommend some recourses (books, podcasts, experts to follow, etc.) where it’s clearly explained for beginners? Trying to make sense of 401Ks, Roth IRAs, emergency funds etc.
Like I’m looking for someone like Dave Ramsey but for investment and money management advice.

Yeah, again this chart is aimed at earners closer to the median income range, where the individual IRA might actually be a tax write off. For most of the people in this bowl, the HSA should come before IRAs

Yay or nay. 675k rental investment home. Tenants pay 4350 leased for another year. House is pretty decent - no major issues or fixes. Some simple cosmetic changes can increase value. Decent area likely to appreciate. No HOA and we do our own property management. Doesn’t hit 1% rule buttt expenses will be fairly low.

I’d like some help evaluating the best deal. Airbnb potential house/ back house in Texas (furnished for $570k) Airbnb would break even (~3600)and most of not all of mortgage while I live in the back unit. Turnkey but not sure about appreciation or value. OR triplex for $625k that generates 4500/month, it’s in a questionable street in an amazing zip code.

If you have experience with prenups, please offer your insight into what would likely happen here: husband makes 1.5-2x more money than wife, has 5x more assets, and will have more inheritances (essentially husband comes from wealth, wife doesn’t). They have no kids and no plans for kids in future. They both have similar working hours, and contribute equally to housework. They made a prenup in non-CP state but moved to CP state after (where likely the divorce will happen).

In your practice, do you take deed permitted exceptions from the title commitment or the owner’s proforma? I was taught they should come exclusively from the commitment, but I’ve recently been working with a new team that takes the opposite stance. I’m curious what other teams do.
