Looking to get into real estate investing. I got a bit of basic knowledge of what it's about; read books and watched shows. Any other advice I can get that I should know that I may not know already...? Thanks.

“Real estate investing” is a very broad topic with a ton of different strategies and approaches. Do you have any idea of what approach you’re looking to take? Wholesaling, flipping, owning and operating short term or midterm rentals, long term rentals, multi family properties, small commercial properties, triple net leases, etc…

Has anyone been successful in negotiating the schedule on a global pregnancy bill? My provider won't bill by visit and split the global cost into four payments all due by the 28th week. I don't understand how that's legal since it is so off the calendar of services and crosses calendar years (and insurance coverage), where most costs are incurred at the end of pregnancy with increased visit frequency and delivery.

Been working at my company as a new grad for almost a year, but don’t see myself in the team that I am in (working with Salesforce) for long term. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon.
