You get your investment back in 4 months, then it’s just pure profit from there, sound like a no brainer from a $$ perspective. The only thing to consider is how do you feel about strangers in your house.
The people renting are people I know! I already have one room being rented out for $750/mo to a friend and planning on building the wall and renting to a family relative or a friend!
Have you looked into having a temporary wall installed?
I have looked into a partition but there’s very little privacy :(

Is this in a basement? If you are going to put a bedroom in a basement you might want to get permits for it, it will be illegal in most places otherwise.
Not a basement, it’s a game room. My home doesn’t have a basement 😅

If you permit it you will add a bedroom to the official count for your house and be able to sell it with one more bedroom. I added a bedroom by doing a garage conversion 15 years ago and didn’t permit it. At the time I could have gotten a permit for $500. Now i would basically have to tear open walls and it would cost many thousands to do. The added square footage and a bedroom would probably add $100k to my home value. Wish I had done it right.
