So I had a reasonable pattern of DCA’ing into the market from 2019-mid 2023 (mostly s&p, some intl, small cap, emerging markets). But I lost focus (life events), and haven’t deployed a single dollar since… any recommendations on getting back into it? We seem to be at a market high right now, so it feels tough to dump lump sum cash into the market - should I just start DCA’ing again now? More indexed to cash than I’d like to be currently

If the market "feels high" right now, at what level would it not feel high? If your time horizon is sufficiently long, pick an entry point and start DCAing back in.

The market always seems high. It goes up over 80% of the time. So it always feels too late to get in. When it drops, people feel the world is ending and fear getting in.

MD1, I haven't because I scaled out end-July then end-August for short term tactical reasons. Absent that, I would be better off continuing to DCA instead. Generally people are better off by picking an entry point and riding out short term vol.

How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?
