Yep. Changing a lock, finding a plumber during our kids bedtimes, collecting overflown poop before the tenants move in.
I self managed which really helped my cash flow for years, but it’s also the reason I sold the property and decided that passive SPY returns really aren’t so bad.
In my case, it was unsustainable

I rent out high-end units and don't have any of these problems. I'd suggest investing in high-end units, and if not (obviously you already have units) then I'd hire someone to manage it.

I sold it
I was lucky to have property that had the margin to take on a property manager. Before I had kids I was fine being the landlord. I'm somewhat handy and my dad is even handier and was always willing to come help out. But then once I had kids suddenly I wasn't able to respond to a text promptly or find a vendor to come out and check on an electrical issue or a plumbing issue. Finally it was really starting to come down to sell it or find someone to manage it.

I had a tenant who demanded 5x rent in medical payments due to “mold” that made them and their pet sick. I had some major family events happening that same week, and it was a lot for me to deal with.
I evicted and won in court. But didnt collect any money.
The tenant I got afterward has been amazing
I hated being a LTR owner so we sold our LTRs and bought a vacation property that we use ourselves and do STRs. I find I’m more into investing in it and keeping it nice bc we use it too.
That said it is tough not knowing when something is going to go wrong. I have people to call to help but I’m still project managing it all on top of a job and being a parent. But the money is very worth it.
