USAA is the best if you qualify. I wouldn’t recommend Quicken as they will constantly harass you about refinancing almost immediately after you close.

I have seen 30 year mortgages with similar rates and no points. Different market, but still. Seems “not great”.

Try chase bank honestly. Have heard two good stories their recently and also free sapphire points

I have been researching into this these days and there is literature that shares how lending worked in pre-Islamic Arabia. When the time to pay back a loan came, the lender would ask "would you pay or will you increase?" And that increase was usually doubling the loan. Subsequently ever year the loan wasn't paid it was doubled from the previous year.

Y’all I am struggling on these “light” home improvement projects we decided to take on with a recent house purchase. Plan was just to replace carpets, paint some walls, and replace kitchen appliances. Now added on new faucets, other bathroom hardware / mirrors / toilets / medicine cabinets / exhaust fans, baseboard recaulking and cleanup, kitchen sliding door, ceiling fan rewiring and install, window replacements… how do I rein it in?? So stressed out and we keep delaying move in. 🤯😱😭
