Tip: don’t ever rent to Gen Z or younger millennials without legit jobs or with too much time on their hands. My parents are dealing with an entitled tenant who is moving out whose “renter friendly upgrades” (lol) absolutely destroyed the original wood finishes, hardwood floors, wood cabinets, metal accents, etc. Wtf is wrong with people

If you were presenting this as a business trend to a client do you think the evidence that you’ve presented so far would be sufficient to convince them that this is a trend?

One hand I can agree with OP. But I’ve also seen way too many landlords who have a tenant cause normal wear and tear to their property and freak out when they leave

Send her the bill to replace the cabinets and sue her in small claims for it.

My kids are Gen Z and wouldn’t do this.
This is a pretty broad statement. You think older generations can’t destroy a property?

Older generations worked longer and harder, they have more to lose.

Anyone ever have experience negotiating a new offer to include unvested 401k match and stock grants from your current employer? I hate leaving money on the table but there are some good roles out there. I’m not fully vested in my current 401k yet and my stock grants haven’t matured yet either. This would be at a global director level.

Hello guys. I had a phone screening for a clinical laboratory position in Seattle. I’m currently living in Atlanta. Can you guys tell me your thoughts about living there (specifically being a black female, childless)? The culture? Cost of living? Pros and cons? Also I would like some opinions on the salary. The recruiter said the pay would be 82K with a 10K sign on bonus? Is this enough? Thank you in advance 😊😊😊

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!
