Self managed. Property manager can't evict during moratorium. No reason to have property manager for situation you described.

Self here. A condo is easy peasy since you also have building staff to help coordinate on site things. I would not give up 10% of rents for a new build - likely will have zero maintenance issues. Also a property manager won’t help you with eviction..

Ditto on all that was said above. Just wanted to add a few things.
- Some management companies make you pay them regardless if there are tenants or not & Regardless if the tenant chooses to pay you or not.
- This is a good opportunity for you to “get your feet wet”, as they say. HoA Fees cover most of the maintenance and everything outside the walls of the condo. Learn about what they take care of because that’s what you’ll need to be doing on the next property that doesn’t have HoA.
