Who’s installed a tankless electric water heater? What was your experience?

I installed an electric one in my cabin. It’s 220, 14,000kw (serious amount of power) double pull breaker, you need a plan to get the correct wiring from panel to water heater location. For me it was 8ft no big deal. You need an empty double slot space in your panel. My water pipes were already in place, but the outgoing hot water needs to hit copper before pex, so had to slightly modify. Also they’ll fail prematurely if you don’t install a pre-filter. I didn’t install the pre-filter so I have to replace the unit every 4-5 years, it’s $400.

I’ve also installed septics systems, mini split, whole house generators, built a tiny house. This project is maybe a 6 on the difficultly scale because of electricity/plumbing, about the same as installing a mini split. It’s not a good first handyman project. Hire it out if you aren’t comfortable.

No problem with using it. I get less pressure in the winter because ground water is colder so I have to slow the water down more to heat it up. Also had to try multiple shower heads to get the right pressure. It’s all dialed in now.

Pretty good so far. 3 bathrooms shower at once no issues.

I have a gas tankless water heater. I’ve had it ~6 years. I love it. We have a 5 bedroom house and have never run out of hot water. It did make it so that the hot water is a little further from the primary bath. We installed an on demand water circulation pump so that we don’t need to run the shower for 3 minutes before it gets hot.

I did the water recirculating pump myself. I wired an outlet into the cabinet under the sink - that was the hardest part. Then just some simple screw together plumbing. See this example pump. We have a little remote button that we just keep on the bathroom counter. Push it and the pump comes on. When the water gets hot, the pump turns off. https://www.totalhomesupply.com/p/aquamotion-amh3k-7n-on-demand-under-sink-hot-water-recirculation-pump-kit?gad_source=1&gbraid=0AAAAAD1XDHySyNW7qhKwvljQdGIBZq6f6&gclid=Cj0KCQiA9667BhDoARIsANnamQa-RFrEbn-ieVw_Gu-4Dbzavd4r0PwrxI7ShV1SoU6SqVSHWzwJDIkaAnvnEALw_wcB.

I recently installed a gas unit in my house. It wasn’t difficult at all, but electric should be even easier. You only need a cheap PEX crimp or clamp tool, small section of appropriate gauge wire, and some fittings.

The electric ones use a lot of power. You will need two dedicated circuits to get 240v at high amperage. With gas, the issue is exhaust venting. We couldn’t keep ours in the garage where our former water heater was and had to put it outside so that there’s no venting issue.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
