Is this a new agent? Sounds like someone with their eyes on the commission who doesn’t understand that price isn’t the only thing that leads to a successful offer.

seriously, don’t think twice about this. let them go tomorrow. trust me, the stress that will come later on will be enough the last thing you want is your agent stressing you out

#2 seems the worst. How can you know what contingencies she is making or that you want to make. #3 might be true in that community. I made offers on 3 houses in 2021. None of the sellers countered for best and final. We lost in cases where our offer matched the winning bid.
Number 2 is the biggest red flag and can be very illegal depending on the state you are located. Find a new agent if this one is not listening to you.
Get rid of them ASAP. Where are you located?
