Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Okay so I’m a newly licensed attorney in a very conservative part of TX. I just got my first job offer and I was worried at first thinking that I was in “Trump” territory, but I tested the waters in my interview and spoke about police injustices and how prosecutor’s job is not only to protect victims, but also defendants from police injustices. Anyone feel like your job sees you as "one of the good ones?" It hasn't explicitly been said, but I'm one of the only Black attorneys at the firm and I think my white colleagues and partners see me as an example of how Black folks "should be" cause I mind my business. Single black female. Late 30s, no kids. Is it better to practice in a smaller market that’s close to major cities, lots of professional opportunities, but no real single professional scene? OR be in a bigger pond/major city with more professional and networking opportunities, oversaturated with lawyers of color, more competition for professional opportunities, but bigger dating pool?

Starting at a new firm, What can I do to leave a good first impression?

Ketanji did not come to play! Came out of the gate ready to fight and turn these racist arguments on their heads. The way she was dropping 14th Amendment bombs on that man made me so happy. And this is only her first day. I just hope they protect her well.
