Why do you need a realtor if you are buying new construction? Do you really need someone to drive around with you and show you homes that are literally open for you to walk through every day?
I bought in soft market when rates went up and exactly knew how much leverage I had based on previous deals and which days/months near their sales targets/incentives I should offer. Also I had great relationship with sales associates.
It depends. Which state are you in? Do you know the exact project/builder/location you plan to buy? If not, you can interview 4-5 realtors and select one who knows in and out of new construction and knows which builders negotiate and by how much. I am Washington and Oregon broker, you can message me.

A good realtor will be able to know which builders are offering incentives, where there may be room to negotiate upgrades, etc. Most builders will still pay the agent a commission too. Important to tour the homes for the first time with the agent though. I would say start interviewing a few later this summer so you’re ready to tour in the Fall with them.

If you are purchasing new construction, then you don’t need a realtor. We have bought three new homes and the realtor only there to collect commissions.
