Has anyone here ever put their primary residence in a trust? I own a home with my mother and for estate planning purposes we’d like to put it in a trust to make sure my siblings don’t have a claim after her passing. The mortgage ($350k at 5.5% on an $800k+ home) is only in my name, but my mom is on the deed. I have an attorney I can use to set it up, but I wanted to see if anyone here had experiences they could share.

Yes. Very common to have primary home in a trust. I do.

My question is whether you can put the house entirely in her name then you would get stepped up basis when she passes. Not sure though, and the mortgage in your name may complicate that.

I do not do a separate return for the trust, perhaps that because my wife and I are the owners of the trust and we file together already. I’m not sure how that would be impacted if the other trust owner was not my spouse. The trust does not even have its own TID, it has my TID.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.
