Any recommendations on JV funds, hard money, private equity etc to fund MFC deals and great residential deals brrr/flip. Finding some great deals in my local market. Any tips on raising capital or attracting investors?

A long post: seeking some perspective. My husband of 2 years that I’ve been in a relationship with for more than 8 years just woke up one day and told me that he’s unhappy in our relationship. Anybody else have a desire to bill more hours on a project than you actually work when the project itself is incredibly frustrating? In agency and/or freelance? Because let’s be real, 1 hour of standard work does NOT equal 1 hour of work when someone makes your job incredibly difficult.
