I am putting in an offer on anew house and the sellers are requesting a rent back contingency for 45 days post closing. Can I do an addendum for my offer but also have a new rent back agreement drafted for after closing to better protect myself?

My Redfin agent recently quit with one day notice to start his own firm. He was the one behind my deal and did a lot of work and help with negotiation. However Redfin called me and said they put their top regional lead on transaction which is set to close in 10 days. I’m conflicted with what to do. As a buyer I know I can switch firms with seller’s consent and it won’t impact the deal, or will it? The agent said if I went with him he’s throw me an additional incentive to close with him.

Should I got for
7ARM - 4.25% interest rate
30 fixed - 4.75 % interest rate

Banker is recommending 7ARM but wanted to get general opinion as well.
