First time home-buyer under contract in FL. Seller claims roof was replaced in 2016, however there were no permits. Inspector said the roof looks to be between 8-10. He also said it’s got a minimum life of 8 years max of 15.

1) What issues should I expect to face in future by having a non-permitted roof?
2) Aside from having the seller replace it what else can I do to protect myself
3) Who I reach out to for the best answer? (Insurance providers, City officials)?

I’m currently working with a senior level HR candidate. This individual has a doctorate in business with a focus in HR, her SPHR, Federal, and private sector experience at the singer level, and has a fabulous personality. I’m curious is anyone else having difficulties play some candidates like this? At this point I’m starting to think it’s racial or her sex based of the lack of interest in this candidate. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

I’m thinking about selling my condo (I had 3.25%) but my realtor said that the rates are so high now that if I were to buy a similarly priced place, the monthly payment would be like $800 more.
