How do you pick a realtor to work with? I opened Google, and there are dozens of realtors in the area. How do you know which ones are good?

Redfin / Zillow will show you the buying and selling realtor for recently closed transactions in most states. See who’s involved in transactions in the last 3 to 6 months in your immediate area and give them a call.

When I lived in NJ, I had a client who’s a realtor… they typically do buy/sell side for $2M+ properties, but they help me out with two condos that we rent out…

When we moved to the DFW area, we happened upon a realtor when we initially looked for rentals… he spent the entire weekend with us showing different properties, since we were only in town for a week… he didn’t have to do that… have worked with him since…

… your anecdote really doesn’t help the original poster at all. Sounds like you fell into 2 realtors, but doesn’t help them figure out how to find a good realtor.

I have worked with a few realtors. I do some of my own research on the area and ask them questions about the market and area developments/trends. Do they know about the road expansion project, planned community, park, etc.? I’ll also ask some general realtor knowledge questions. My thought is that I want someone who takes their profession seriously and can help me avoid minefields. I don’t want to mentally move into a house only to find out deep into research that the road in front is planned for widening and I’ll lose most of my front yard.

Ask friends, family, and colleagues in the area for recommendations. Or tell us here on FB where you’re looking and I Ben you’ll get a bunch of referrals… you just have to meet with them and see who you click with.

Anyone have any friends who successfully pivoted out of advertising? I know a handful of people who are half-trying to, but I can’t think of anyone who has made a clean break, on their own terms, into something that appears to be making them feel more fulfilled than they were in the ad biz. So they continue freelancing in order to make a living, while not gaining much traction elsewhere.

If I'm adding multiple people to purchase a property but not on the mortgage, when do they get added - do they need to already be on the purchase agreement? I heard it's easier to do upfront vs. adding them later. I've asked this question in a thread but didn't get a clear response. If someone could please help clarify - how do I add other people on the onset on buying a property? This is a new build, buying directly from the builder.

New strat folks.
1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.
