How important is a neighborhood when deciding on a home? Found an ok house but the neighborhood is really throwing us off

I would say school district is very important.

There are 3 important aspects in real estate:
- location
- location
- location

If it’s in a bad neighborhood, or just a neighborhood that isn’t ideal for you, I’d move on. Especially if it’s only an “ok” house

Throwing you off how? Safety wise and location was non negotiable. We ended up on a little bit busier of a road than we imagined our selves, but it all worked out fine.

So this is in Northern Virginia and unfortunately it’s not always possible to get the dream neighborhood here. It’s not BAD, it’s just not great. I don’t think it’s unsafe, but I was curious how much of a dealbreaker it is, especially in a HCOL area.

Its nearby the Kingstowne area (not quite there, but maybe 5 min away)

Better neighborhoods will sell faster, and/or sell for more money.

If you’re close to train tracks or other non-movable landmarks, it could also affect your ability to sell quickly or at top dollar.

At the end of the day, if you like the house and plan to live there for awhile, then it may not matter. But location is the one aspect of the house that won’t change. So choosing right from the outset is very important.

Personally, I want to be able to walk my dog from my house for 4 miles round trip without problems, either traffic safety or crime safety. Walk the neighborhood before deciding.

Goodness your dog must be in fantastic shape

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

This isn’t relating to investing but we are looking buy a SFH in South Orange NJ. We are have a 2 yo and we are moving from Sacramento. It is a close to a train station to New York.
Does any one here have any info, good or bad things to know about the area. We toured 3 different homes and they were relatively affordable by (600-750k) and it seemed like a small town community but we are not familiar with east coast/ New England. It’s going to be our first move there.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

How might I start to evaluate whether or not it’s worth it to keep my current primary residence and turn it into a rental, instead of selling and using the cash to roll into the next down payment for our next home? Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)
