For reference I did a major hvac overhaul (not full replace) for a 2 story 2200sqft house and it was $5000. And it was through a friend because other quotes came in around $8-10k

I live in the Southeast side, closer to Baybrook mall. Do you know how many SEER and tons your AC units are? My HVAC person is a one or two man business too but he does work all over Houston from what I understand.
Define small (sq ft)?
We replaced our single story 1200 sq ft home HVAC around 7-8 years ago and it cost around $10k (if I’m remembering correctly), but we were in a rush and probably oversized the unit. We also replaced another one floor unit, around 900 sq ft, for $6k or so in maybe 2021. We did a little more shopping for a cheaper option on the second HVAC unit.
I’d also expect prices to vary significantly depending on time of year and COL (might vary within/without the loop, etc.)
Piggy backing on Specialist 1’s idea, it might be worth figuring out what kind of units you currently have and trying to find the cost of replacement units. That should give you a ballpark on the hardware itself but I’d expect to pay something like 30-50% of the total cost in labor.
