I drove through Toledo. It has a few major manufacturing businesses there so I am guessing that is why houses are sought after. However, it is automotive so if they disappear so do the people.
Have you been there? If not, I’d recommend working with an investor friendly agent that is very familiar with the good neighborhoods. I’m investing in Detroit, have never been, but working with a team of people that know the up and coming areas.
How do you like detroit for investment? How is your agent? Do you recommend?
I am originally from the area. What part of Toledo are you looking at for properties?

Toledo is the 4th largest city in Ohio. Might even be considered 5th (or lower) in desirability behind Akron.
Cities like Toledo with good cashflow will have little to no appreciation, and you may struggle with long periods of vacancy. Also, be sure you plan accordingly for capital improvements as failed HVAC or a new roof can eat up 2 to 4 years of cashflow.

I’m not in Toledo. If I was, I’m not sure I’d have time to just feed info to someone as green as you who could become a competitor.
Start with BiggerPockets.com - it’s the largest real estate investor website around. They also have lots of podcasts and books you can use to educate yourself.
Some of this stuff is pretty basic.
