Is “burbs” a typo or is this actually what you cal them? Genuinely curious

Not bad to ask them. Be helpful and find a YouTube video. Bonus if you Amazon ship them the replacement bulb.

Yup. /endthread

Take $100 off the rent for that month and the lightbulb will miraculously be changed before you even send the text 😂

Lol it’s the truth! Even tho a good new lightbulb might only be $10. The tenants time and gas to go to the store and back and change it… $100 saves you a headache as a landlord.
Light burbs!

This is why you need someone local. It's not unreasonable for them to ask if you're renting the property to them.
Agree. As someone else suggested, I’d send them the lightbulb and ask them to change it. I’d also consider it that they’re doing you a favor by changing it. A general apartment light I’d expect them to change on their own (if it’s in the lease) but not fridge.
I am a renter 👋 my opinion - if you’re making a profit off someone’s living situation - you should maintain the rental. Even if it’s a fridge lightbulbs.
Tenants can be lazy af and not even notify you to change lightbulbs when they burn out.
People live weird lives.
Tell them you will reimburse them for the bulb, if the tenant replaces it. 90 odd percent of humans can do that. Only 50% of squirrels can though, of which your tenant might be one.

I agree with SM1. Ship them the bulb and ask them to replace it. If it’s harder than unscrewing the old bulb and screwing in the new one, give them instructions. The bulb not working doesn’t keep the refrigerator from being usable. If they say they can’t replace it themselves, I would tell them that you aren’t going to replace it and that it doesn’t impact the usability of the refrigerator.
Also little bit sus why these things keep happening.. because when I lived in the property for 2 years, no major maintenances were required… like pantry door or appliance broken issues🤦🏻♀️

That sounds like normal wear and tear
I think light bulbs are generally the tenant's responsibility, but check your lease.

Definitely ask them if they are ok with changing it if you send a replacement to your property. Most people will probably say they can change it if you send it.
If not, find someone on TaskRabit or Angie who will go to the house and change it for you. Shouldn’t cost you more than $30 or so.
I’ve dealt with this in the past. I’m also out of state w/ no property mgr. My strategy (shamelessly lol) has been to initially act like I’m going to hire a local vendor/handyman to fix the issue, and outline it as an annoying process for the tenant—example: they’ll need to be present during work hours to give access for an initial assessment visit and likely again for a 2nd visit to perform the fix.
I then let them marinate on that for a couple days before proposing that I instead ship them them replacement part and they figure it out. Even have offered thrown in a $20-$50 chick-fil-a gift card as a bonus to them, depending on how complicated the task. Win win!
