I have a tenant who is not paying rent on time every month, they pay installments through out the month from last 3 months, every time a new excuse first 2 months I felt bad and didn’t charge any late fee thinking they might be really going through bad times, but this month as of now I received only 25% of rent now the excuses are really being lame, I told them in the first week I will charge late fee they said they will pay. What is the best way to send a eviction notice contd

Don’t ever give tenants flexibility. If you give people an inch they take a mile.

don’t deal with tenants, deal with stocks, no sob stories, no evictions, no people trashing your place on their way out after 6 months of living for free, why do this to yourself, historically the stock market outperforms real estate anyway, enjoy your life

They are self employed so when I gave them last time I only took 8 months rental to hit summer rental market so I have 3 more months left on lease

this is why I keep telling people to put money in stocks and collect dividends rather than get into the renting business, cut your loss, stop doing this, there are easier ways to make real passive income, does this feel passive?

Eviction processes vary by state. So check your state laws.

If you’re not an attorney, you will need an eviction lawyer. But usually, at least where we are, you need a five day notice to quit or pay rent—but this varies significantly by state, county, and city in certain instances.

Read up on your local eviction ordinances and call a knowledgeable attorney. Time for them to go. I did the same once - bought a sob story for a couple of months - and finally evicted. Definitely took us too long. It’s hard sometimes but remember you have a business not a charity.

OP, I just saw that you’re in Texas which is a very landlord friendly state. You shouldn’t have any issues getting them out. Go online and read your local laws there are step by step guides how to do this you can literally have them out in like 25 days.

I don’t know that I agree D1. The problem is that a lot of investors in—especially multifamily—real estate don’t understand when they get into it that it is a challenge, but if you do it right and scale it’s not bad at all. But I agree it is not truly passive. But at least you control it. The biggest issue in this space is with respect to state and local legislations regarding getting rid of problem tenants. Some areas are much more favorable for investment than others. I do prefer straight up commercial to multifamily though. But I guess our pure commercial stuff is in a much better legal environment than the multifamily.

We are in texas , lease agreement says by 5th of each month they need to pay rent

What’s does the Texas Landlord Tenant Law say about the eviction process? That’s all that matters if they are already “late”

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

Ok so I was carless -- I was assembling my new bed frame and one as I was grabbing one of the long parts; I set it vertically and my fan was on and hit the edge. I literally just moved in 5 days ago and I already scratched these pristine fans, I'm irate and I want to fix it.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports?
