I live in MA and it has specific laws about payment for contractors (1/3 can be advanced but remainder can’t be due until the project is complete). Servpro is now coming back and asking me to pay the remainder of my invoice now. Work barely started (they literally just installed insulation and sheet rock). Has anyone else dealt with this kind of stuff? I’m refusing to pay until work is complete. This is infuriating.

I was hired a few months ago by D to do data science. I am not doing data science currently, is there a way I can switch roles internally? Should I talk to my coach? Are most new houses being built with induction cooktop? What has everyone experience been like? I personally had non compatible cookware with induction cooktop and wondering if I should just buy a new cooktop (electric, gas etc).. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?

Any investors in the woodlands Texas for single family homes, rent looks good as per Zillow , good school district and houses are still affordable compared to Dallas and Austin

We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

Anyone in CA dealing with increased insurance costs on rental properties. AllState just increased my rates by 46% from last year. I had no claims what so ever. I am reading online that several other companies have raised their costs as well and wondering what others are seeing and if there is a preferred insurance provider for you.
