Document every time it happens and create a package of that info with photos. First send that to the property management company with a friendly but firm description of what has been happening and the fact that they have been contacted previously X times by the landlord with no resulting action, so you are reaching out directly. Give them a reasonable deadline by which it must be fixed, including mold remediation, and let them know you will be escalating to the company headquarters that owns the building if it doesn’t happen *because you are concerned about the risk of damage to your personal property and the possible development of mold that could make you ill*.
If it isn’t done, a letter gets sent via some traceable mechanism to the headquarters of the company that owns the building, ideally to someone with a title indicating a focus on complaint resolution. Similar message, give them a deadline for resolution, and indicate that you will be contacting the US Dept of Housing And Urban Development and the Better Business Bureau to file a complaint if it isn’t done. You could also consider doing so with the city housing or rental department, as well as the state, and even the National Association of Rental Property Managers whose Board will consider investigating them if they are members.
Start small and friendly, but make it clear that you understand your rights as a renter and that they are obligated to provide you with a safe and healthy environment in which to live.
