Probably depends on location bc everything near me (NOVA) is going over asking, still.

In theory is it a good strategy, yes. Anything that saves you money is a good move.
In practice, it depends on the market, competition, and your patience. I personally look at market rate instead of asking. So the two properties I own I’ve bought under market and have asked for bother seller credits towards closing costs and inspection credits.
That said, I’ve also lost numerous houses in negotiations because I asked for these things and other hadn’t. I’m cool with it because I believe I ultimately got good deals, but I had to be very patient.
We are looking at the new builds, couple of them still sitting in the market from the builder for two months and new last unit which we liked came up in market with higher price than the two already in the market. They are offering credit for those two already in the market but not on this one. So thoughts on offering same price on this as the existing units or offer list price and ask for credits. Which one the builder likely to accept. I am not going in with agent because builder is giving % fee without agent towards closing costs. I wanted to give try myself
Yes, just east facing. The two long standing ones are south and less demanding here. I recently found out the price is different based on how they are facing

In my area realtors are still advising against it because homes are still getting multiple offers. It depends how hot your area is.
